The property, as we found it
Guildford Farm is 9 hectares on the Swan River floodplain. Alfred Waylen first purchased the land in 1842, with the existing buildings constructed around 1896 as a gardener's cottage and stables for his son. Guildford Grammar School Foundation later acquired the property in 1998, before selling it to three families in 2026 — the beginning of the story this page follows.
